In
the State of Wisconsin, if you do not have a Buyer Agency Agreement
the Real Estate Agent is working for the Seller. A Realtor is either
a Seller's Agent or a Subagent of the Seller if you have not established
a Buyer Agency Agreement. Even if a Realtor chauffeurs you around
town, buys you lunch, provides you with information - whatever it
may be, without a Buyer Agency Agreement this Realtor does not owe
you the duties of:
Loyalty
- Putting your best interests ahead of the interests of another
party.
Obedience
- Obeying your lawful orders which relate to the Realtor's duty
as stated in the Buyer Agency Agreement.
Disclosure
- Making a fair, full and timely disclosure to you of any facts
a reasonable person may feel is important in choosing a course of
action.
